Vision for the Farm

I am interested in finding a single person, maybe a couple without children, willing to rent & share my house in the near term, purchase in the long (+/- 5 years*).  3 BR/3 BA house built in 1995, in a rural area that is not overly restrictive on animal units.  My goal is to help give someone a start in farming, with on-farm housing to test and refine their business plan.

Farming practices should be Farmers Pledge (organic without the regulations) or organic.  I suspect this was not a productive parcel and is not suited for conventional farming, but with some effort a profitable market garden business should be possible.

If you are interested in meat production the farm is best suited to poultry.  Perhaps a small number of pigs in the wooded area, or a small flock of sheep, which could rotate with my horses.  

*My +/- 5 years timeline is based on my 30 yo horse living out his life here.

Acreage description

The lot appears to be +/- 1300 x +/-330 feet.  Current use is as a hobby farm.

  • 1/4 is wooded, with maybe 1/2 of that seasonally wet
  • 1/2 the lot is tillable, but hilly
    • there is a natural swale that is seasonally wet that runs across the property, but the rest has no drainage issues
  • there is a man-made pond along the road, that is shared with a neighbor

 

Description of the property’s current condition, current use(s), and past use(s)

Other than 2 horses grazing and a small vegetable garden the property has not been farmed since at least 1995, when the house was built, I would think.  It's a hobby farm in search of someone with vision.

  • The property has a 4 stall horse barn + tackroom, with room for hay storage.
  • there are 2 frost free hydrants
  • horses are present on most of the tillable portion, but I am open to reducing the area; there is a sand riding arena
  • current fencing is no climb- a dry lot that needs to be replaced, and a second pasture with grass.  Most of the tillable has 2 strands of electric rope for the horses.  I have some electric netting and a fence charger that is available for use, suitable for poultry.
  • I currently have a small number of chickens, ducks and geese.

  • 45 hp tractor with brush hog and front end loader for sale/rent

  • There are 2 Great Pyrenees x Marema LGDs available to train and guard livestock.
  • Bring your horse, negotiated as part of the lease, or cat friendly inside dog

An ideal occupant farmer would be willing to care for my animals while I travel (not mentioned yet were my cats).  I would be willing to help with farm chores, and watch the farm, while you went on a vacation as well.
